Through this partnership, Fischer Homes encouraged seniors to apply for a $500 scholarship for their upcoming year of college. Along with transcripts, and detailed academic information, students were required to write an essay describing how they “get their move on” and make things happen in their lives.&lt;br /&gt;&lt;br /&gt;Fischer Homes is proud to award the scholarship to Olivia Luehrmann. This Cooper High School graduate exemplifies service, commitment and responsibility for not only working to achieve her goals, but also encouraging others around her to “get their move on” as well. Olivia will be attending the University of Louisville in the fall. And as Sales Counselors, we do not only have the responsibility of selling homes, but we are charged with getting involved with our local communities and cities in which we sell. In efforts to become established in the Kenton County area, Kristen Meyers (a fellow Sales Counselor) and I set out to develop a relationship with the Kenton Co. School District. I am excited to announce that Fischer Homes and James A. Caywood Elementary (PK-5), located in Edgewood, Kentucky, have partnered together to form a Business Education Success Teams (B.E.S.T.) relationship! &lt;br /&gt;&lt;br /&gt;It has truly been a joy! This relationship has given us the opportunity to get into the classrooms and spend time with the children and the faculty. Happily sporting the famous “Cat in the Hat” Hats, we had the privilege of reading Dr. Seuss books to children in honor of Dr. Seuss Day. Together, Kristen and I have also posed for a R.E.A.D. poster—but not without proudly wearing our Fischer Homes construction hard hats—to be displayed in the elementary school! &lt;br /&gt;&lt;br /&gt;At James A. Caywood Elementary, the Work Ethics Award is a special recognition for those students who have achieved a set of criteria pertaining to classroom behavior, attendance, cooperation with others, demonstration of respect, and so on. I was invited to speak to the 175 students who earned this esteemed award and to their 340 proud parents and grandparents. After reading each standard, I applied these criteria they have developed in the classroom to their future work environment. And most recently, I had the honor of participating in the presentation of the Fischer Homes Service Learning Award of the Month, which is awarded to one Kenton County school per month through our marketing department. &lt;br /&gt;&lt;br /&gt;Not only has this B.E.S.T. partnership allowed me to get involved with a local school, but it has also provided me a platform to market Fischer Homes and my communities and to build networking relationships that will be transferred beyond the school walls. Researching and finding the right builder to make it a reality will result in a new home that will bring years of enjoyment. Choosing your builder is a huge first step.&lt;br /&gt;&lt;br /&gt;Drive through areas and neighborhoods that interest you. Stop and ask homeowners about their builder, how he performed, and what services he provided before, during and after the home was built. &lt;br /&gt;&lt;br /&gt;Reputation is extremely important. Look for a builder who consistently stays on top of market trends and offers quality as well as a good value for your home-buying dollar. How many years have they been in business? Are they financially strong? Do they build in your price range? What types of floor plans do they offer? Do they provide the amenities you consider priority? Are they dedicated to the buyer?&lt;br /&gt;&lt;br /&gt;There should be a strong commitment to communication between you and your builder representative. Your builder representative should work with you throughout the building process. You must be able to relate your desires up front so that problems and delays can be avoided. Just like a marriage, you have to be compatible. If you do not understand what is going on, or what your builder is talking about, do not be afraid to ask questions. "Purchase" for taxpayers building a new home means completion of construction.  The "purchase" must occur prior to May 1, 2010 with a "binding" contract in place.&lt;br /&gt;&lt;br /&gt;The revised IRS Form 5405 requires issuance of a certificate of occupancy (CO) on the home and stipulation that it is the buyer's primary residence.  This must occur prior to July 1, 2010.&lt;br /&gt;&lt;br /&gt;Copies of the CO and the binding contract completed prior to May 1, 2010 must be attached to Fomr 5405.  &lt;br /&gt;&lt;br /&gt;If construction is not completed prior to July 1, 2010 the home does not qualify as the primary residence and the credit does not apply.&lt;br /&gt;&lt;br /&gt;There have been problems with some jurisdictions in the region that do not issue certificates of occupancy. I had the opportunity to experience the community we created this Easter weekend. &lt;br /&gt;&lt;br /&gt;Wedgwood Gardens, the last phase of Wedgwood, in the Maineville/Morrow area had an Easter egg hunt on April 3rd, that I was part of. We had 82 families and 124 kids in attendance, it was a blast! The awards were voted on by actual brides and grooms, which makes the award of extra value to Julie Gutzwiller, a manager at Shaker Run.&lt;br /&gt;&lt;br /&gt;“To know that its actual brides and grooms who are appreciative of us means a lot,” Gutzwiller said.&lt;br /&gt;&lt;br /&gt;In the summer, she said, couples can be married outside by the course’s 135-acre lake.&lt;br /&gt;&lt;br /&gt;“I think the photographic opportunities are a big reason (for the award),” Gutzwiller said. “This is not only a place to have a beautiful wedding, but the pictures left over are phenomenal.”&lt;br /&gt;&lt;br /&gt;Gutzwiller said that Shaker Run averages about 30 weddings annually and the banquet hall is open throughout the year. The site is planning to open a second wedding spot, on the ground’s 135 acre lake, this summer.&lt;br /&gt;&lt;br /&gt;The reception halls also capture the beauty of the surrounding area, with large windows providing scenic views on three sides of the grand banquet hall, which can accommodate a wedding of up to 325 people. The facility also offers full culinary and catering services.&lt;br /&gt;&lt;br /&gt;Gutzwiller said the biggest misconception about Shaker Run is that many people believe the banquet hall is a private facility only for members. But for many would-be home buyers, the historic boom and bust have been a blessing in disguise. During the first half of the previous decade, easy credit and speculative excitement worked to make houses increasingly expensive. By the fourth quarter of 2005, median home prices had reached 2.77 times median household incomes. That is sharply higher than the 1.92 average of the 15 years ending in 2003 and too expensive for many families. But the subsequent crash in home prices—values have fallen roughly 30 percent at the national level from their 2006 peaks—has helped restore affordability to this once inflated market. By the third quarter of 2009, the price-to-income ratio—a key measure of housing affordability—had fallen below its 15-year average, to 1.84 for the nation as a whole. &lt;br /&gt;&lt;br /&gt;But not all markets have come back to earth with equal velocity. Home prices in many areas remain overvalued when compared with their longer-term averages, while others have become undervalued. To get a better sense where home buyers are most likely to find houses that are undervalued when compared with their longer-term averages, U.S. News turned to Moody's Economy.com. The economics firm provided average and quarterly price-to-income data for each of the nation's 384 distinct metropolitan statistical areas. By comparing the most recent figures with longer-term averages, we were able to compile a list of 10 cities for real estate steals. (It's important to note, however, that many experts believe home prices have yet to hit bottom. For that reason, real estate values in many of the flowing markets could decline further before rebounding.) &lt;br /&gt;&lt;br /&gt;1. Memphis: Higher home values pushed the price-to-income ratio in Memphis to nearly 5 in the first quarter of 2006—sharply above its 2.13 average for the 15 years ending in 2003. But the subsequent 17.5 percent decline in home prices has restored affordability to the market. Through the third quarter of 2009, the price-to-income ratio in Memphis was just 1.17, which is significantly below its 15-year average. But while the Memphis market appears to be stabilizing, prices may not have reached bottom yet, according to Moody's Economy.com. A large number of mortgage delinquencies threaten to bring additional inventory to the market through foreclosure. That, in turn, may drag prices still lower. &lt;br /&gt;&lt;br /&gt;2. Salinas, Calif.: As in many other markets in California, in the agricultural basin of Salinas, home prices have been hammered by the real estate bust. Home values jumped more than 70 percent from 2002 to 2006. But as the bubble deflated, real estate values plummeted some 65 percent from their peaks. This rapid decline has made houses more affordable to would-be buyers in the area. Through the third quarter of 2009, the price-to-income ratio in Salinas fell to 2.3, significantly below its average of 3.54 for the 15 years ending in 2003. While that's still above the national average of 1.84, it's a steep decline from Salinas's 2005 peak of 7.09. But despite this drop, homes in Salinas are expected to become even cheaper this year as foreclosures exert additional downward pressure on prices, according to Moody's Economy.com. &lt;br /&gt;&lt;br /&gt;3. Medford, Ore.: The national housing bust has hit the outdoor wonderland of Medford, Ore., with a one-two punch. Because its timber industry is crucial to the local economy—wood-processing jobs represent at least a quarter of all manufacturing positions—the collapse of the new-home building market triggered higher unemployment in the area. Meanwhile, after moving significantly higher during the first half of the previous decade, home prices have dropped more than 23 percent in recent years. As a result, Medford's already affordable housing market has become even more so. Its price-to-income ratio stood at just 1.01 through the third quarter of 2009, well below its average of 1.46 for the 15 years ending in 2003. Moody's Economy.com expects home prices to hit bottom this year. &lt;br /&gt;&lt;br /&gt;4. Washington: As the federal government scrambles to undo the damage of the nastiest recession in decades, home prices in the Washington area have grown increasingly affordable. (This metropolitan statistical area includes portions of Maryland and Virginia as well.) House prices jumped nearly 86 percent from 2002 to 2007 before taking a 31 percent dive. Las Cruces, N.M.: The housing market in Las Cruces, N.M., has become increasingly undervalued in recent years when compared with historical averages. The area's price-to-income ratio has fallen from 3.03 in the first quarter of 2006 to 1.37 through the third quarter of 2009. Growing affordability is one reason for the increase in home sales in the area in the third quarter. And aided by government jobs and healthcare employment, Las Cruces's population is expected to grow twice as fast as the rest of the country's. That will help Las Cruces emerge as one of the most rapidly expanding areas in the country over the next half decade, according to Moody's Economy.com. &lt;br /&gt;&lt;br /&gt;7. Fayetteville, N.C.: The housing market in the military town of Fayetteville, N.C., also successfully avoided wild price swings that devastated other parts of the country. Rather than surging, home prices remained largely flat for most of the previous decade. Today, house prices in Fayetteville remain undervalued when compared with longer-term averages. The area's price-to-income ratio dropped to 1.23 through the third quarter of 2009, which is notably lower than its average ratio of 1.52 for the 15 years ending in 2003. Moody's Economy.com expects home prices in Fayetteville to bottom out in 2010, before moving slightly higher in subsequent years. &lt;br /&gt;&lt;br /&gt;8. Phoenix: After jumping more than 85 percent from 2002 to 2006, home prices in the Phoenix area have crashed by 52 percent in recent years. The plunge has helped restore affordability to this warm, sunny location. From the fourth quarter of 2005 to the third quarter of 2009, the price-to-income ratio was cut in half. It now stands at just 1.52, notably lower than its 1.74 average for the 15 years before 2003. Even though the market may be relatively affordable, those buying property in the area should not expect a quick turnaround. Fort Worth/Arlington, Texas: In recent years, home prices in the Fort Worth and Arlington, Texas, area have also grown increasingly undervalued when compared with longer-term averages. The area's price-to-income ratio fell from 3.95 in the fourth quarter of 2005 to 1.89 through the third quarter of 2009. Compared with an average price-to-income ratio of 2.02 for the 15 years before 2003, house prices in the Fort Worth/Arlington area are now relatively undervalued. And with a labor market that is projected to perform better than the national average, home prices in this region are expected to hit bottom in 2011 and begin moving higher, according to Moody's Economy.com. &lt;br /&gt;&lt;br /&gt;10. Cincinnati: Home prices in Cincinnati have remained relatively affordable throughout the nation's recent boom-and-bust cycle. The area's price-to-income ratio actually increased from 2006 to the third quarter of 2009. Its most recent reading of 1.41 is slightly below the 1.46 average ratio of the 15 years before 2003. Although home price declines have moderated in recent months, Moody's Economy.com believes further drops may be in store as additional houses go into foreclosure. But even he was surprised to learn that Fischer, for the first time in its history, replaced Drees Co. as Cincinnati’s most prolific homebuilder.&lt;br /&gt;&lt;br /&gt;“Wow,” said Hawksley, Fischer’s president. “I hate it when you put it that way, because the king of the hill just gets whacked.”&lt;br /&gt;&lt;br /&gt;Business Courier research shows Fischer racked up $120 million in local revenue in 2009, closing on 390 homes and 218 condos. Drees, the perennial market leader, achieved $108 million in 2009 local revenue, with 286 single-family home closings and 99 condos. Thirteen of the region’s top 25 homebuilders posted double-digit declines in local revenue. Is First Again For Foreign Investors in Real Estate</title><content type='html'>January 20, 2010&lt;br /&gt;HousingZone&lt;br /&gt;&lt;br /&gt;Results of the 18th annual survey conducted among the members of the Association of Foreign Investors in Real Estate, show a dramatic increase in the number of respondents identifying the U.S. as the country providing the best opportunity for real estate capital appreciation. The survey was conducted by the James A. Graaskamp Center for Real Estate at the Wisconsin School of Business.&lt;br /&gt;&lt;br /&gt;The survey was conducted in the fourth quarter of 2009 among the association’s nearly 200 members. Survey respondents own more than $842 billion of real estate globally, including $304 billion in the U.S., and invest primarily in mulit-family residential and office real estate. In this year’s survey:&lt;br /&gt;&lt;br /&gt;- 51% of respondents identify the U.S. as providing the best opportunity for capital appreciation. This compares to 37% in 2008, 26% in 2007, and 23% in 2006. The last time respondents’ perceptions for U.S. real estate were this strong was in 2003, when the percentage once again reached 51%.&lt;br /&gt;- The U.K. emerges as the second-best country for capital appreciation, receiving 30% of respondents’ votes.&lt;br /&gt;- In third place, China receives 10% of respondents’ votes.&lt;br /&gt;- Two thirds of respondents plan to increase their investment in the U.S. in 2010 compared to 2009.&lt;br /&gt;&lt;br /&gt;Among U.S. cities representing the best investment opportunities, survey respondents firmly select Washington, D.C. and New York, receiving much stronger scores than third-place San Francisco. Uncertainties surrounding the end of the Federal Reserve’s mortgage-backed securities purchase program may affect the projection.&lt;br /&gt;&lt;br /&gt;A decline in home sales over the next several months is expected, followed by growth, thanks to a new credit and continued expansion of the economy, especially as the job market begins to expand.&lt;br /&gt;&lt;br /&gt;- PMI projects a 7.7% increase in existing sales and a 35.5% increase in new home sales in 2010.&lt;br /&gt;- The oversupply of housing inventory caused prices to decrease 12.7% in 2009.&lt;br /&gt;- This year, prices will fall an additional 5% by the spring.&lt;br /&gt;- Stronger sales and reduced inventory to bring prices back to 2009 levels and remain unchanged by year’s end.&lt;br /&gt;&lt;br /&gt;Recent projections by Freddie Mac’s chief economist include little change in short-term interest rates during 2010, before rising significantly in 2011. It was the region's sixth straight month of year-over-year growth, almost enough to offset slow sales in the first half of 2009.&lt;br /&gt;&lt;br /&gt;Buyers were racing to complete their sales before the original expiration date of a tax credit for first-time buyers, scheduled to expire Nov. 30. Last month, Congress decided to extend and expand the credit to April 30, 2010 to ensure the housing market could sustain its recovery.&lt;br /&gt;&lt;br /&gt;The Cincinnati Area Board of Realtors reported sales of 1,573, up 33.4 percent from 1,179 sold in November 2008. Sales in Northern Kentucky hit 402, a 41 percent gain from the year prior.&lt;br /&gt;&lt;br /&gt;Home sales climbed 44 percent nationally in November from the same period of 2008, its largest spike in recent months.&lt;br /&gt;&lt;br /&gt;Median home price grew for the second consecutive month in Southwest Ohio, to $120,000 from $114,000 in November 2008. And the inventory of homes for sale dipped below 8 months from 12.5 months a year ago. That's the average length of time it would take to sell all of the homes on the market at a given time.&lt;br /&gt;&lt;br /&gt;In Northern Kentucky, median home price dropped 1.3 percent to $126,950 from last November.&lt;br /&gt;&lt;br /&gt;Nationally, the median sales price was $172,600, down 4.3 percent from a year earlier, and up 0.2 percent from October.&lt;br /&gt;&lt;br /&gt;Realtors said another reason for the sales spike was lower mortgage rates. They've dropped from an average of 5.25 percent last November to 5.07 percent.&lt;br /&gt;&lt;br /&gt;Though more homes are selling in recent months, sales are still down 1.7 percent for the first 11 months of the year, compared to the same period of 2008. Median sale price in Southwest Ohio for the first 11 months of the year has dropped from $130,000 to $123,900; in Northern Kentucky, it's fallen from $133,000 to $126,000 this year. Total sales in Southwest Ohio are down more than 8 percent to $2.63 billion and in Northern Kentucky, down 20 percent to $624 million.&lt;br /&gt;&lt;br /&gt;But the recent trends are giving confidence to local Realtors.&lt;br /&gt;&lt;br /&gt;"It's going to be a great spring market," said Paul Jacob, president of the Cincinnati Area Board of Realtors. "Prices have corrected themselves. There are historically low interest rates and the new expanded tax credit for current home owners is really going to boost things."&lt;br /&gt;&lt;br /&gt;The Realtors estimated that about 2 million homebuyers have taken advantage of the credit so far and forecasts that another 2.4 million will use it by the middle of next year. First-time buyers made up about half of all transactions last month, driving sales up 44 percent above last year's levels, a record jump.&lt;br /&gt;&lt;br /&gt;The inventory of unsold homes on the market fell about 1 percent to 3.5 million.
